How to plan a real estate pre-launch in 30 days

The strongest launches are decided before launch day. When bookings open, the projects that sell fastest already have a list of buyers who know the project, like the price and have visited the site. Here is how we plan that in 30 days.

Week 1: positioning and the buyer

Start with who the project is for. A first-time buyer in Greater Noida West and an upgrader looking at Gurugram care about different things. Write down the buyer, their budget, what they compare you with and the one reason your project wins.

  • Agree the project name, tagline and price story.
  • List the three strongest reasons to buy, in the buyer's words.
  • Confirm the RERA number and what can legally be said about prices and offers.

Week 2: creative and landing page

Build a focused landing page with the location, configurations, an indicative price band and a short enquiry form. Add WhatsApp and click-to-call so buyers can reach you the way they prefer.

At the same time, prepare a small set of teaser creatives: a location film, two or three static ads and a short walkthrough if renders are ready.

Week 3: start the demand engine

Launch search ads for people already looking in the area, and social ads for the buyer segments you defined. Keep budgets modest at first and watch which audiences bring real conversations, not just form fills.

Measure cost per site visit, not cost per lead. Cheap leads that never visit are the most expensive leads you will buy.

Week 4: EOI drive and site visits

Open expressions of interest with a clear, time-bound benefit. Call every lead within minutes, send the brochure on WhatsApp and invite them for a site visit or a live Q&A session.

By launch day you should have a ranked list of high-intent buyers, a clear view of which channels work and creative that is already proven.

A simple checklist

  1. Positioning and buyer profile agreed
  2. Landing page live with tracking
  3. Search and social campaigns running
  4. Lead follow-up within 15 minutes
  5. EOI offer and site-visit calendar ready
